As experts in managing property portfolios, we cannot work miracles. What we can do, however, is offer our experience of providing fast-action support in crisis situations. We are quick to recognise the points at which measures can be applied effectively, and our experience is that almost all imbalances have a few issues in common:
- Strong increases in vacancy rates, poorly-motivated letting teams
- High degree of tenant fluctuation and rent arrears, inadequate property management
- Maintenance backlogs, ill-defined responsibility for quality and costs
- Unclear service charges, often exacerbated by changes in property management
- Service contracts are either not upheld or not checked
- Insufficient accountancy auditing and intransparent reporting
- Systems support and interfaces between teams are often in need of improvement
